Commercial Snow and Ice Management in Illinois

Your parking lot shouldn’t be the reason your doors stay closed.
We clear your parking lot, walkways, and entrances for businesses across Bloomington-Normal and the Southwest Chicago suburbs. We stake your property with our own plow markers before the season starts, then put it under contract, not on a same-day call list. We also run a separate residential program for homeowners; this page covers your commercial service.

Property Types We Serve

We work with a range of commercial properties:

What Commercial Service Can Cover

Your commercial contract can cover:
  • Your parking lot
  • The drive lanes connecting it to the street
  • Building entrances and the walkways leading up to them
  • Loading or delivery areas, if your property has them

Your contract spells out which of these we handle for your property, so it’s clear from day one, never something you have to guess at.

Your property might need more than plowing and salting, like snow relocation to haul snow off-site when there’s nowhere left to pile it. Ask about additional services like this when you request your quote.

    How We Handle Storm Night

Two things happen before your first snow:
    • NWe walk your property with you to set service requirements together.
    • NWe stake it with our own plow markers so our crew knows exactly where to plow, salt, and pile snow.

Once your contract is signed, your property is on the route, and our crews are on call for the full length of every winter storm.

Your commercial contract is typically tiered by trigger depth:

    • A standard lot might get plowed at 1 to 3 inches.
    • An entrance that needs to stay completely clear, a no-snow-allowed area, gets treated as soon as snow starts falling instead of waiting for it to build up.

Your agreement sets the exact trigger depth and completion window for your property. A small office lot and a hospital entrance do not need the same response.

      Choosing a Plan

We offer three ways to pay for commercial service. Pricing is quote-only and depends on property
size, plowing frequency, and de-icing frequency, so there is no flat rate to publish here.
      R

      Per removal (per push)

Billed each time we plow. Fits properties with light or below-average snow in a typical year.

      R

      Monthly flat rate

A fixed bill every month for the season, easier to budget than paying per push.

      R

      Pay for season upfront

One payment before winter starts, in exchange for guaranteed priority on the route.

Guaranteed priority means your property gets scheduled first. Choose pay-for-season and you go ahead of per-push and monthly customers when a storm hits multiple properties at once, the payoff for committing early.
Request a proposal, and we’ll recommend a plan based on your property and how much risk you want to carry yourself.

      Contracts, Billing, and Documentation

Your commercial account runs on a signed contract, not a walk-up call list.
      N

      Contract timing

Signed before the season’s first snow or ice event. Once the route is set, the properties on it are the properties we can promise.

      N

      Billing

Net 30. Your first invoice or deposit timing, before service begins or within 30 days of being sent, is set out in your service agreement.

      N

      Staking

We stake your property with our own plow markers as part of setup, at no extra step for you.

      N

      Insurance

Fully insured. A certificate of insurance is available on request for your files or your lender.
